What are home measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser measures the home with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the overall layout of the house. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A home floorplan service will ensure that you're paid fair market value for your property. Living space is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by an appraiser (after any updating that may have affected square footage).

Material for agents

To ensure that your client's property closes at a price that properly reflects market value, we advise asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers because they can view the layout and details of the house before and after touring.
